    Housing

The Student Advice Centre can help with various aspects of housing including house-hunting, checking tenancy agreements, repairs, recovering deposits and security. To find out more, just click on the icons below.

    • Choosing an Agent or Landlord WarwickSU advises students on selecting landlords or agents, warning against scams and outlining legal charges under the Tenant Fees Act 2019. It recommends verifying professional memberships and redress schemes, consulting other students, and avoiding agents who charge illegal registration fees to ensure a safe and fair rental experience.
    • Going Away WarwickSU provides tips for students leaving their accommodation empty. Recommendations include notifying landlords, clearing perishables, using light timers, and securing valuables. Students should back up data, inform neighbors, and ensure the last person to leave locks all doors and windows, turns off taps, and sets the alarm.
    • Housing Day WarwickSU is hosting Housing Day on November 19th, 2025, from 10am to 4pm in the SU Atrium. Students can learn about tenant rights, attend information talks, and meet representatives from the SU Advice Team, local councils, and accommodation providers to make informed housing choices for the year ahead.

    • Right to Rent Checks Right to Rent checks require private landlords in England to verify a tenant's immigration status before renting. These checks must be free and non-discriminatory. Social and university housing are exempt. Tenants should ensure landlords are reputable and contact the SU Advice Centre for support or if issues arise.
    • Renting Accommodation Warwick University students can choose between on-campus housing and private rentals. The SU provides support through Housing Day, information sessions, and contract reviews. Students should understand their legal rights, particularly the differences between Assured Shorthold Tenancies and the limited protections available to those living with a resident landlord.
    • Looking for Accommodation WarwickSU offers guidance for students seeking accommodation in Coventry, Leamington Spa, or Kenilworth. It advises students to choose housemates carefully, consider university versus private rentals, and utilize the SU Advice Centre for contract reviews and legal support to ensure safe, secure tenancies and proper deposit protection.
    • Housing FAQs The WSU Advice Centre helps students navigate housing by providing guidance on tenant rights, finding accommodation, and understanding tenancy agreements. They offer contract reviews, advice on deposits, and support for resolving landlord disputes. Students are encouraged to use approved portals and contact advisors before signing legally binding contracts.
    • Signing the Contract Signing a rental contract is a legally binding agreement. Students must thoroughly read all terms, verify property details, and ensure promised repairs are documented before signing. Because most student contracts are fixed-term, seek independent advice from the SU Advice Centre if you have concerns to avoid unfair terms.
    • Deposits Private landlords must protect deposits in government-backed schemes and provide prescribed information. Tenants should document property conditions with photos and inventories to ensure full refunds. Disputes can be resolved through free ADR services, court claims for unprotected deposits, or agent redress schemes.
    • Moving In WarwickSU advises students moving into accommodation to document property conditions for deposit returns, manage utilities, and obtain TV licenses. It emphasizes checking gas safety certificates, claiming Council Tax exemptions, and reporting maintenance issues promptly. Additionally, students are encouraged to establish house rules and maintain positive relationships with neighbors.
    • Moving Out This WarwickSU guide helps students move out of rental accommodation and recover their deposits. It advises on cleaning, following check-out procedures, documenting property conditions, and handling disputes. Students can access a detailed cleaning checklist and seek further assistance from the SU Advice Centre.
    • Accommodation Problems Students in private or university rentals facing accommodation issues should report problems in writing and maintain accurate inventories. Landlords are responsible for structural repairs and safety, while tenants cover damage they cause. For assistance with disputes, students should contact the SU Advice Centre or local housing authorities.

    • Renters Rights Act 2025 Effective May 1, 2026, the Renters Rights Act 2025 transforms private renting in England by abolishing no-fault evictions and replacing fixed-term tenancies with rolling agreements. It also caps rent increases and bans discrimination. The Act excludes university-owned and purpose-built student housing.
